Ready-to-go 87ac unit should tempt a few on the Tipp border

A RESIDENTIAL farm on the Waterford-Tipperary border with 87.5ac of top-quality limestone land comes up for sale next month.

Only three miles from Clonmel in the heart of grain country in Kilmamack, Kilmanahan, the farm will be of interest to neighbouring landowners and those looking for a ready-to-go unit.

Auctioneer Pat Gannon is quoting a guide price in the region of €1,100,000 but will offer the property in lots at auction on July 15.

The sale includes a fine four-bedroom residence, which was built in the last few years. It includes two reception rooms and is located on an elevated site.

The lots consist of the 87.5ac, residence and outbuildings as lot one, or the residence, outbuildings and 69ac as lot two.

Lot three is a 66.5ac parcel in one block and lot four is an 18.5ac block.

All the land is guided at around €10,000/ac.

The residence on 2.5ac will be offered as lot five, guided in the region of €250,000.

Mr Gannon emphasised the quality of the land, describing it as dual-purpose ground, suitable for tillage or grazing.

"There are a lot of grain farmers in the area but we've also received a number of enquiries from people outside the area," he claimed.

He added that the property's proximity to Clonmel, which is only three miles away, is one of its attractive features.
