Rare €1.5m south county gem at lovely Kilternan

While farmland in north Co Dublin features regularly in these pages, farmland in the south of the capital county is a rarer commodity.

Verney Farm, a 45.2ac farm with a period farmhouse and outbuildings, located at Kilternan just off the Enniskerry road, is certain to draw attention.

The property is for sale by private treaty and, with a guide of €1.5m (€33,000/ac), its value has much to do with location.

The lands are situated in a nice rural setting close to Kilternan village, with the Wicklow mountains providing a scenic backdrop. The property has access to all parts of Dublin as the M50 is about 3km away.

The agricultural lands extend to 45.2ac and are zoned as high amenity land. While the area around Kilternan and Enniskerry is generally hilly ground, this particular farm, although elevated, is relatively flat and enjoys fine views of Dublin Bay.

Eoin Ryan, of selling agents DTZ Sherry FitzGerald, says the farm is bounded by agricultural land on all sides and is stocked with cattle and horses.

The period farmhouse, which is designated as a protected structure, extends to around 3,500sqft and adjoins farm sheds that include an original milking parlour and other stone outbuildings.

The farmhouse and yard could do with major refurbishment but the place has lots of character and great potential.

DTZ Sherry FitzGerald anticipates a good level of interest in the farm, given the easy commuting distance to Dublin.

The auctioneers believe it will appeal to a range of potential purchasers, including farmers and those seeking to acquire a rural residence close to the capital.

The property is being sold as agricultural ground.

While a number of years ago a property like this -- given its size and location -- would represent a developer's dream acquisition, its value now lies in its agricultural potential and its location in a scenic area close to the city.
