A fine 65ac residential farm with dairying promise has come on the market with a guide price of €690,000.

The property at Cregg, Nobber in Co Meath includes a bungalow residence with an extensive farmyard incorporating a seven-unit milking parlour.

Located 8km from Kingscourt and 21km from Navan, the property due to be auctioned is described as a high quality farm with excellent facilities.

The house is a four-bedroom bungalow set on an elevated part of the farm, affording it fine views of the surrounding countryside. It's in good condition with a large, spacious, two-storey extension to the rear.

The accommodation includes an entrance hall, parlour, sitting room, a fully-fitted kitchen that includes an oil-fired stove, integrated fridge and dishwasher and recessed lighting. There are two bathrooms and three bedrooms with built-in wardrobes and laminate flooring throughout. Other accommodation includes a study.

Stephen Barry of selling agents Raymond Potterton describes the yard on the farm as "second to none".

There is a range of modern, high-spec sheds with extensive animal accommodation, including a six-cubicle slatted cow house with an automated Dairymaster clean sweep system.

"This is a ready-to-go dairy farm," said Mr Barry. "It could be a heifer farm for an existing dairy operation or a start-up dairy enterprise. Aside from a bit of reseeding, any new owner will not need to spend a penny on the place."

Other buildings include a six-column hay barn with walls rising to 6ft and completed to roof level with cladding. The milking parlour is a fully equipped, seven-unit herringbone operation that has everything aside from automated feed bins. The yard also includes a range of old traditional stone sheds, a holding yard with a slatted drainage tank, cattle-handling facilities, a large stone barn that was recently reroofed, a silage slab and a turnout paddock.

The second yard is a lovely traditional structure enclosed by traditional high walls with a two-bay lean-to shed and a traditional stone barn.

The lands are laid out in five main divisions and serviced by a top quality central farm roadway. The entire holding is under grass at present.

Water is provided by a group water scheme and a private well. The farm can be sold in lots or as an entire with the first lot made up of the farmyard on 5.81ac. The second lot is a substantial 54.21ac of land while a third lot is comprised of the yard and the lands, the fourth includes the house on 4.7ac. The last lot incorporates the entire farm.
