Property: Kildare pastureland beats its guide price

A non-residential farm extending to 75ac sold after auction last week for a figure said to be substantially higher than the highest bid of €720,000. The farm is located at Castlemartin and Kinneagh 5km from Newbridge and 2.5km from Kilcullen.

The lands are separated from the Castlemartin Stud Estate by the M9 Motorway and have extensive frontage on the River Liffey. Just 2.5km from the Curragh they are all in permanent pasture with some mature timber, a three- span hay-shed with a lean-to.

When the bidding opened at €600,000 two bidders took to the field, a local agent and a landholder. Bidding continued until it reached €720,000 at which stage the property was withdrawn. When negotiations with the highest bidder failed to get a result, auctioneer Paddy Jordan consulted the under-bidder and after further negotiation the property was sold for a much higher figure.
