Promise oozes from 210 acres in Tipperary's farming heartland
When a farm located between Fethard and Clonmel, Co Tipperary, comes on the market, one does not ask if the land is good; this is akin to asking if the sea is wet.
A 210ac residential holding with access from two roads is for sale adjacent to Lisronagh village, three miles north of Clonmel on the Fethard road.
According to PF Quirke, of Quirke Auctioneers, the land is "as good as you'll get".
The farm and a two-storey renovated cottage will be sold at auction early next month and is expected to make €9,000-10,000/ac.
The land, in tillage for many years, is laid out in six big fields and renowned for producing excellent yields in wheat and barley.
The ground is in perfect heart, well-drained and, with its southerly aspect, enjoys wonderful views of Slievenamon and the Comeraghs.
There is extensive road frontage of around 250m onto the main road, with limited frontage onto a minor road.
Aside from the two-storey renovated cottage, there are no buildings with the property since the original house and farmyard were separated from the land some years ago.
The cottage, which has not been lived in for several years, was renovated and decorated by the previous owners. The accommodation comprises of an entrance hall, sitting room, living room, kitchen/dining room, two bedrooms and a bathroom.
The house could make an ideal stop-gap residence for new owners who wish to explore the possibility of building a new residence, or it could be extended to become the main residence, Mr Quirke said.
The property may be sold in lots, with lot one made up of the residence on around 32ac, lot two of 60ac and the entire is lot three.
However, Mr Quirke believes the place will be sold as a whole.
The auction takes place at Hotel Minella, Clonmel, Co Tipperary, on Tuesday, October 11, at 3pm.
