Private treaty ahead for 62ac Kells farm after withdrawal

A 62ac non-residential farm with a sizeable farmyard at Kilskyre, Kells, in the Royal County was withdrawn from auction last week by Raymond Potterton auctioneers and is now on the market by private treaty with a guide price of €550,000 or almost €8,900/ac.

Described as a superb farm of top quality land, the property is located beside Kilskyre Village, 9km from Kells and Athboy and 4km from the M3.

Currently in tillage, the lands are laid out in four elevated, free-draining fields, divided by well-maintained hedges with good frontage on to the Kilskyre/Clonmellon Road.

According to Ronan McKenna, the lands are suitable for any enterprise, including dairy and livestock.

A farmyard with a range of useful buildings is centrally located and approached from the road by a good farm roadway.

The yard includes a four-bay hay barn with enclosed lockup and a 30ft lean-to suitable for machinery or livestock. There is also a walled silage pit, a 45' x 20' barn, a workshop and a tool shed.

The farm is offered for sale in three lots, but also as the 62ac entire. Lot one will include the farmyard on 4ac while lot two is a parcel of 19ac. Lot three comprises the yard on 2ac.
