A 90ac residential farm and its farmyard are for sale by private treaty at Driminahane, Borrisokane, Co Tipperary. Located two miles north of Borrisokane, off the Birr road, this is one of the most attractive farms in the area to come to the market this year.

Complete with a newly refurbished four-bed farmhouse, substantial sheds and €15,000 in entitlements, the farm has potential as a new farming enterprise or an extension to an existing holding, and a guide price of €900,000 (or €10,000/ac) is being quoted by local estate agent Jim Casey.

The land is in one parcel and has substantial frontage on to a country road. It comprises 70ac of good grazing land which has been ploughed and reseeded, and also includes 20ac of bog.

Mr Casey describes the farm as top-class flat land with no hills and valleys. He said it is well-fenced and well-watered throughout.

The extensive farmyard has a wide variety of sheds, with housing for up to 200 cattle. The sheds include a three-bay slatted unit, a loose-straw shed, a three-column haybarn, two lean-to sheds, with a feeding passage and a slatted tank, alongside some old-stone units.

The house is a traditional, two-storey residence which has recently been extended and renovated. Accommodation includes an entrance hall and spacious living room/kitchen area. There is a fully fitted back kitchen and the house is heated with solid fuel and oil.

While the house is close to the farmyard, Mr Casey believes a walled garden could be created at the rear of the residence and, with five acres to the front, this would make a lovely property that could be sold separately at a later stage.

According to the auctioneer this is a "ready-to-go residential farm" that will require no expenditure for years to come.

"It has €15,000 in entitlements, a fully equipped farmyard and a newly renovated house. What more could you want?" asked Mr Casey.
