81-acre farm expected to go for €600k

An 81ac residential farm in three separate lots at Portnob, Kildalkey, Co Meath has some attraction for a range of buyers.

The executor sale will be conducted by public auction and auctioneer Thomas Potterton is hoping the transaction will realise about €600,000.

Located close to the village of Kildalkey and six miles from Trim, the first part of the property to be offered for sale is a two-bedroom farmhouse on 11.3ac. The dwelling is described by Mr Potterton as a nice, neat house which includes a kitchen and sitting room. The house could do with modernisation, but has some nice features such as cast-iron fireplaces.

Directly behind the house is a three-bay haybarn and lean-to set in a small haggard and behind that are found three lovely fields all in good grass. The house, yard and lands are being guided at €150,000.

Lot two is located 0.5 miles from the house and consists of 12.5ac of grazing ground laid out in two fields with a natural water supply and plenty of road frontage. With the requisite planning permission this could be an ideal location for a residence and the parcel comes with a guide of €80,000 to €100,000 or between €7,000 and €8,000/ac.

Lot three, the more substantial piece, is slightly disadvantaged in that access is by means of a cul-de-sac and a registered right-of-way through a neighbour's land.

The land is laid out in one small division and two larger fields, which are all in grass and in good heart. There are also cattle-handling facilities that include a cattle pen and crush. This parcel is being guided at between €5,000 and €6,000/ac. The lots will be sold at auction at the Property Exchange, Trim at 3pm on Wednesday, October 9.
