Kilbeacon House is a four bedroom, two-storey over basement country period residence on 16ac at Mullinavat in Co Kilkenny.

The Georgian house, with outhouses and land, is on the market by private treaty, with a guide price of €410,000.

The property is located a few minutes' walk from the village of Mullinavat, 15 minutes' drive from Waterford city and 20 minutes from Kilkenny.

Standing on mature grounds with fine specimen trees, a yard, outhouses and dog kennels, the house has been a family home for the past 25 years and the owners are now moving on.

Built in the 1830s, the residence was extensively renovated by the current owners in a labour of love that has continued over a number of years.

While the basement, the hall and one of the bedrooms remain unfinished, the kitchen, the sitting room, living room and dining room are completed.

Conveniences include a fully-fitted oak kitchen, en suite facilities in two of the bedrooms, a centralised vacuum cleaning system, a wood pellet stove and oil fired heating, along with maple and pine flooring.

According to Garreth McCarthy of selling agents Manor Properties, Waterford, many of the original Georgian features remain intact, giving the house the best of the old and the new.
