A 102ac residential property at Craggagh, Balla is on the market by private treaty with a guide price of between €500,000 and €600,000 or €5,000 or €6,000/ac.

Located two miles from Balla on the Kiltimagh Road, the farm is six miles from Claremorris, nine miles from Castlebar and 16 miles from Knock Airport.

The roadside holding comes with 740m of road frontage on to the Kiltimagh road and frontage on to a secondary road that divides the property.

The farm was on the market last year and included 34ac of forestry and 50ac of hilly land, but these portions have since been sold.

Brian Moran of Castlebar selling agents Moran Auctioneers says this is one of the biggest holdings offered for sale in the county this year and he describes it as an "old world farm" that has great potential.

The holding is accessed by a long avenue which leads to the house at the heart of the farm. The house itself is a large traditional two-storey farmhouse.

The residence has many of its original features and mod cons such as oil-fired central heating, but it needs total refurbishment.

Outside is an old-style courtyard with a series of stone-built sheds and byres.

The farm will be offered in two lots that are divided by the public road. The first lot is made up of the house and outbuildings on c48ac while the second lot comprises 54ac of land.

There is certain to be lively local interest in this executor sale. Brian Moran and joint agents Dermody Auctioneers are handling the transaction.
