A 157ac farm at Mooretown, on the outskirts of Kildare town, is to be sold by public auction after being for sale by private treaty for the past two months.

The property has a guide of €1.5m (€9,500/ac), which is way down on the private treaty guide of €12,700/ac.

The sale is being handled by Newbridge auctioneer Paddy Jordan on the instructions of the executors of the late Joseph Kelly.

The auction will take place on December 7, at 3pm, in the Keadeen Hotel, Newbridge.

The farm is located 2km from Kildare town, 1.5km from the M7 at Junction 13 and in reach of the Curragh, Newbridge and Dublin.

The lands, all in one block, are laid out in nine divisions with more than 2km of road frontage.

At present, 70ac of the farm are in tillage, with the balance in permanent pasture and about 18.5ac in rough grazing.

The property comes with a derelict two-storey residence and an old farmyard, which has a four-span hayshed with lean-to and a three span hayshed with lean-to. Services include mains water and electricity. The derelict residence should be a bonus for planning applications.
