Small residential holdings are fast becoming popular and a 13ac property at Coolacarney, Ballindaggin, near Enniscorthy, Co Wexford, will certainly draw attention.

Quinn Property, Gorey, is quoting a guide of €10,000/ac for the holding, which goes to auction next week.

The property (right) is located a mile from Ballindaggin village, with some of the land fronting onto the main Enniscorthy to Kiltealy road and some onto a side road.

Kiltealy village is three miles to the west, while Enniscorthy is about six miles east. The property is to the south of Bunclody and three miles off the Enniscorthy to Carlow road.

The house and farmyard is situated 200m back from the public road and approached by a tree-lined avenue.

The residence is a compact stone-built farmhouse with a block-built extension to one side. Accommodation comprises three bedrooms, a kitchen, sitting room, entrance hall, bathroom and back hall.

The land is divided into five divisions, all currently in grass.

Mr Young describes the holding as excellent quality ground, suited to tillage or grazing.

Some 8.5ac are described as top quality, while the remainder would need attention. Furthermore, two acres of woodland and bog adjacent to the house are in need of reclamation.

There are many mature trees throughout, including several native species such as ash, sycamore, beech and oak. The farm is well fenced and has a water supply from the house.

The farmyard is located close to the residence and comprises a three-span round roof shed, a stand-alone lean-to, traditional stone outbuildings with a cattle crush and a derelict two-storey stone-built farmhouse.

The property will be offered for sale in lots. Lot one comprises 8.5ac, lot two is made up of 3.2ac with the farmyard and residence, while lot three is a 1.3ac piece. The entire will make up lot four.

The property will be sold by public auction at 3pm on Tuesday, April 3, at the Quinn Property Office, Carnew.

Meanwhile, a 30ac holding at Ballypreacus, Bunclody, Wexford, will be put to auction in a variety of lots on Friday, with a guide price of €8,000/ac.

This property is located one mile from Bunclody, off the Kiltealy road, and comes with some frontage on to the public road and a laneway.
