Moate cottage with views

This cottage, on 6.5ac located at Ballynagarbry, one mile from Moate, Co Westmeath, comes to auction with an attractive guide price of €150,000.

Auctioneer Francis Kearney describes the property as "a nice tidy place". The single-storey dwelling is in good condition and is comprised of two bedrooms, a sitting room, kitchen and bathroom.

The property is situated on an elevated site with extensive views of the surrounding countryside.

The 6.5ac of land is described as a good piece of ground laid out in three fields.

The holding will be offered in three lots, with lot one comprising the cottage on 1ac; lot two consisting of 5.5ac; and the entire making up lot three. The property will be sold at auction at the Grand Hotel, Moate, at 3pm on Friday, March 23.

At the same auction, Mr Kearney is offering for sale 27.5ac of what he describes as prime land located at Kilnagarna, Ballinahown, on the Birr Road from Athlone.

"The best piece of land I have ever put a wellington on," is how Mr Kearney describes this land. It comes to market with a guide price of €240,000 (€9,000/ac).

Laid out in three fields, the ground is dry and in good heart and, while it has recently been reseeded, it is suitable to any type of farming. There are no buildings on the farm but it has substantial road frontage on two sides.

"This is a fine property and it will draw a lot of interest," said Mr Kearney.
