Meath holding for €350k
A compact 23.42ac residential farm at Bective in Co Meath farm is coming to auction with a guide price of €350,000 to €400,000, writes Jim O'Brien.
Located 7km from Navan and Trim near the village of Robinstown, the farm consists of a traditional single storey farmhouse, a traditional farmyard and tillage land.
The farmhouse is a long single storey structure in need of refurbishment and modernisation.
The accommodation includes an entrance hall, sitting room, kitchenette, bathroom and two bedrooms. There is a range of stone outbuildings with the property all of which are traditional in style with corrugated iron covering.
Some of the buildings are quite useful but the entire yard is not fit for purpose for the modern farmer.
The land is entirely in tillage and laid out in one big field with 140m of road frontage and a natural water supply from the Claddy River.
Cottage on 2.5ac
At auction the property will be offered for sale as an entire or in two lots with the house and yards on 2.5ac making up one lot and the remaining 20.92ac making up the other.
John Harrington of auctioneers Smith Harrington believes that both lots will attract much attention.
"The land is a good tillage block with plenty of road frontage and will most certainly be attractive to local tillage farmers," he said.
He believes the house on 2.5ac has tremendous potential.
"It is a roadside holding," he explains, "and any buyer will have the full use of the 2.5ac site located to the rear and the side, along with the range of farm buildings."
The auctioneer is guiding the house on 2.5ac at €150,000 and the 21ac of land at around €10,000 or €11,000/ac. The farm will be sold at auction at the Navan salesrooms of Smith Harrington at 3pm on Tuesday, December 1.
