A north Kerry residential farm extending to 113ac at Cordal, Castleisland has come on the market with a guide price €850,000 or €7,522/ac.

Located 2.8km from Scartaglen and 10km from Castle- island the farm is described by auctioneer Joanne Fleming as a mixed holding.

He rates 80pc of the land as "reasonably good" and the rest "reasonable to poor" and possibly more suited to forestry.

The house is a two storey traditional farmhouse with accommodation that includes three bedrooms, a living room, kitchen and bathroom. The house is currently occupied but needs some modernisation.

Stone built

The farmyard includes a range of stone built, traditional sheds but overall it needs some investment to bring it up to modern farming standards.

A main road and a local road divide the land giving lots of road frontage. The division created by the roads means the farm can be sold in three ready-made lots. Lot one, a 36.5ac parcel is described by Ms Fleming as the best of the ground with good grassland. This comes to market with a guide price of €280,000 or €7,600/ac.

Lot two comprises 37.9ac and this is described as suitable for forestry planting and is guided at €200,000 or almost €5,300/ac.

Lot three includes the house and outbuildings on 38.5ac. According to Ms. Fleming this is essentially good land but it needs some attention such as topping, the removal of rushes and some fertiliser. This parcel is guided at €370,000.
