A 32ac residential farm with a modern farmyard near Castlerea, Co Roscommon is on the market by private treaty with a guide price of €300,000.
Located at Lisalway, four miles from Castlerea, the farm is the subject of an executor sale. According to auctioneer Seamus Cleary, the residence is a traditional farmhouse that needs some modernisation but is in perfectly habitable condition with modern conveniences including oil-fired central heating.
The accommodation includes two bedrooms, a sitting room, a large kitchen and a bathroom.
The farmyard contains a comprehensive range of farm buildings including slatted accommodation with slurry storage for 80 cattle built seven to eight years ago.
Mr Cleary says the animal housing should add considerable value to the property given that there is no grant aid currently available for the construction of such facilities.
The land is in two blocks separated by a public road, with 24ac around the house and yard and 8ac across the road.
It is regarded as good grazing ground that is well looked after and in good heart with the obvious benefit of good road frontage.
Mr Cleary expects lively interest in the farm saying it is located in a good farming area and would be a substantial addition to a current enterprise. Alternatively, it would make an ideal part-time holding or could form the strong basis of a larger holding for a new entrant to farming.
