A lovely residential farm on 38.5ac of agricultural land in Cloncunny, Piltown, Co Kilkenny, is typical of what is selling well at the moment.

Situated 1km north of the famous village of Mooncoin, the holding is convenient to the N24 and M9 and is merely a 20-minute drive from Waterford city and 25 minutes from Kilkenny city.

Waterford auctioneer John Rohan is guiding the sale at €450,000.

The holding includes a two-storey, four-bedroom family home and a large selection of traditional stone stables, slated sheds, garage, hay barn and a large concrete yard.

The farm, which is all in grass, is in a quiet setting, well back from the public road. It is approached by a long and winding driveway that ends in a big yard at the front of the farmhouse. The south-facing property has wonderful views, along with an external boundary of mature trees, while the internal fencing is provided by natural hedgerows.

The residence is a two-storey, stone built, house dating from the early 1900s. The accommodation includes a traditional porch, an entrance hall, a living room with an open fireplace, a dining room, kitchen and one bedroom on the ground floor.

On the first floor is a bathroom and three bedrooms, two of which have built-in wardrobes. The property has recently been rewired and while PVC double glazed windows have been installed, the house needs updating.

According to Mr Rohan, the property has excellent potential as a family home, with an attractive land package attached.

"Its location is ideal in terms of access to the cities of Waterford and Kilkenny. For instance, Waterford Regional Hospital is less than 15 minutes drive from the farm," Mr Rohan said.

"We are guiding the land at €9,000/ac and the house at €100,000. We expect significant interest in this sale as the location, the land and the possibilities will appeal to many different customers."

The auction will be held at 12 noon this Friday in the offices of Sherry FitzGerald John Rohan, Manor House, Cork Road, Waterford.
