Kildare preview sees 17ac hobby farm up for grabs

A derelict cottage on 17.4ac at Derreens, Caragh, Co Kildare has the makings of a nice hobby farm located within shouting distance of the capital. The property is located close to Caragh, Naas and Newbridge and is to be sold at auction with a guide of €250,000.

The holding comprises just over 17ac of agricultural land laid out in two divisions with extensive road frontage and mature hedgerows on all sides.

According to Clive Kavanagh of selling agents Jordan Auctioneers the presence of the derelict cottage renders the property ideal for somebody looking for planning permission for a new residence.

The holding is to be offered for sale in three lots with the first lot comprising the derelict cottage on 5ac guided at €120,000.

Lot two is a parcel of 12.5ac with a guide of €130,000, while the entire makes up the final lot and is guided at €250,000.

The property will be sold by public auction on Friday, June 13 at 3pm in the Keadeen Hotel, Newbridge, Co Kildare.

Meanwhile, a 21ac parcel of ground at Shanrath, Wolfhill, Co Laois was withdrawn from auction recently after making €105,000 and sold immediately afterwards for a higher figure.

Located on the Laois and Kildare border, the 21ac holding was described by auctioneer Joseph Coogan as ideal for grazing or meadowing. The farm has limited road frontage and was brought to the market with its agricultural value in mind.

Two bidders showed interest when the auction opened, a farmer from the locality and a customer from south Kilkenny.

Bidding started at €100,000 and quickly moved up to €105,000 where it was withdrawn and sold immediately afterwards to the south county man for what is described as a considerably higher sum.

It is believed the new owner bought the property as an investment and intends to rent it out for a number of years.

Recently at an entitlements sale at his auction rooms in Castlecomer Mr Coogan disposed of 31.34 entitlements with a net value of €135.34 per entitlement. In an active auction the lot was bought for €6,589.80 or for €210 per entitlement.
