Kildare 130ac is expected to see big interest

Some bigger farms and parcels of ground are making their way on to the market at the moment. Typical of these is a 130ac farm at Ballymore Eustace, Co Kildare.

The Co Kildare unit is in two blocks and located in the townland of Dowdenstown, midway between Ballymore Eustace and Naas.

The property is for sale by private treaty with a guide price of €10,000/ac.

According to Evan Lonergan of HT Meagher Knight Frank, the lands are very well located, approximately 6km south of Naas and 4km north of Ballymore Eustace. Punchestown racecourse is 3km north of the lands, while Blessington is within approximately 6km.

The entire holding is currently in grass. Approximately 10ac front on to the main Naas to Ballymore Eustace road, while the remainder is accessed from a secondary road.

The 120ac portion is laid out in eight divisions fenced with traditional hedgerows, while the 10ac parcel is in two divisions. The smaller holding has road frontage on to two roads, with approximately 220m on to the R411 and 260m on to the secondary road.

The property is on the market as an entire, but Mr Lonergan indicates that it may be possible to sub-divide the holding. With a guide of €10,000/ac, the auctioneer believes the price reflects what land is making in this area and expects interest from a number of farmers.
