There will be many interested parties in attendance when a 17ac holding on an elevated site comes to auction at the Trident Hotel in Kinsale, Co Cork, on Thursday, November 11.

The land will be attractive to local farmers and to business people in nearby Kinsale, the food capital of Ireland.

Indeed, the man or woman who always wanted a few acres not too far from the sea might also break cover on the day of the auction.

The property is adjacent to Dunderrow, which is two miles away and Kinsale is also a mere two miles. Given its good road frontage and with the requisite planning permission, the 17ac would make for an excellent small residential holding in an area of high amenity.

Located at Ballynamona the land, which is laid out in three easily managed fields of grass, is of an excellent quality and adaptable to any enterprise.

According to Sarah O'Keeffe, of selling agents Daniel Fleming, Blarney, there is already a lot of interest in the property and she says that holdings of similar size and quality have sold well in the area recently.

It was suggested to Ms O'Keeffe that a guide of €16,000/ac might be strong but she believes the price is in line with local land values.

"Just two years ago a 28ac farm similar to this sold for €800,000 or more than €28,000/ac," she said.

The quality of the land, the location and a 43pc drop in price in two years might draw the crowds for the auction on November 11.
