Interest expected for 69 acre grazing lands
There will be considerable interest in the sale tomorrow of 69ac of grazing land with development potential at Balfeaghan, Kilcock, Co Kildare. It comes to public auction with a guide price of €825,000 or just under €12,000/ac.
It is situated on the outskirts of Kilcock, approximately 1.5km from the M4 motorway and 32km northwest of Dublin city centre.
According to Paul Callanan of selling agents CBRE, this is a high quality parcel of land which is partly zoned industrial.
Laid out in a single block, the land is predominantly level ground and is bounded by natural hedgerows and timber fencing.
Although the property is being sold as agricultural grazing ground, there is nevertheless a strong residue of development potential with it. Indeed, approximately 25ac is zoned for light industrial and industrial office-type employment.
While this potential may be dormant at present, there is every indication that this will be activated in the event of an upturn in economic fortunes.
While the remainder of the lands, extending to 44ac, are not zoned, Mr Callanan explains that there had been plans to build a new road in the area that would have passed through the farm.
