High hopes for 34ac out-farm in Co Laois

A ready-made out-farm of 34ac at Cappaghbeg, Rosenallis, Co Laois, is typical of the property that is selling well at the moment, according to Portarlington auctioneer Matt Dunne.

He describes the land as excellent grazing ground that has been well looked after by the vendor. With its own water supply, it is well fenced, has a cattle crush with pen and is serviced by a hardcore roadway.

Situated about half a mile off the main Mountmellick to Tullamore Road, the land has good site potential.

With a guide price of €7,000/ac, Mr Dunne expects a few interested parties when the holding goes for auction at the Mellick Inn, Mountmellick at 3pm on October 14.

Meanwhile, Mr Dunne is also handling the sale of a compact 68ac residential holding with a small farmyard at Bishopswood, Portarlington, which is due on the market at the end of October. It looks to be great value, guided at €5,000/ac.

According to Mr Dunne, the farm comprises two types of ground; 38ac of first-class arable land and around 30ac of summer grazing which can be susceptible to flooding.

The farm, which includes a two-storey farmhouse in need of refurbishment, is situated at the end of a laneway only two miles from Portarlington town.
