Hard to price lots in sale of Latton parcel

Executors are the only vendors bringing property to auction lately and the sale of an 18ac Co Monaghan holding is no exception.

The holding at Latton, Castleblaney, includes a two-storey house and outbuildings. It will be offered in lots on March 18.

Although selling agent Padraig Smith quoted a guide price of €200,000 for the entire, he admitted it was hard to even put a reserve on properties in today's market.

The land has been let for the past 20 years and he warns it is in need of attention. However, it comes with road frontage.

The two-storey house is in need of renovation and modernisation. However, it is structurally sound and oozes charm and character. Accommodation includes entrance hall, sitting room, dining room, WC, utility, four bedrooms and a bathroom.

An old barn-type shed located adjacent to the house is also stone built and could be adapted for a number of uses. The house, outbuildings and 12.5ac, laid out in five divisions, are offered as lot two. A 5.5ac parcel, laid out in three divisions, makes up lot three, while lot one is the entire.

"It's very hard to call if the interest will be in lots or in the entire," Mr Smith said, adding that it was very hard to make any predictions about any sale.

The property is located just 1.5km from Latton church, school and community centre and is 3km off the Ballybay to Cootehill road.
