Forestry premium payments of €3,000 a year are included in the sale of a 52ac non-residential farm in Co Wexford.

The forestry payments relate to 16ac section of the farm, which was planted with trees five years ago.

The remaining 36ac at Cleariestown is described by auctioneer Eric Fenlon as very good quality land.

Located on the edge of Cleariestown village, the farm is adjacent to land that has already been partially developed for residential use.

However, the farm has not been zoned for development.

The nearest town is Wexford, which is approximately four miles away.

The land is accessed via two entrances off the Cleariestown road and has been attracting enquiries from within Wexford and also from Co Waterford.

A guide price of €350,000 has been set for the farm. The sale does not include any single farm payment entitlements.
