TWO farms are among a giant public auction of 70 properties due to take place on Friday, April 30.

The Real Estate Alliance auction will include 44 residential and 26 commercial properties -- a total of €21m in property will go under the hammer at the Shelbourne Hotel, Dublin.

The highest priced lot of the auction will be a state-of-the-art home on a 1.2ac site in Galway city, previously valued at €3.3m in 2007. It now has an AMV of €1.5m.

The lowest priced lot is a residential site on the old Crumlin Road in Dublin, which has an AMV of €85,000.

Meath-based auctioneer Thomas Potterton is handling the sale of one of the entered farms.

The 81ac holding is at Hightown, Coralstown, close to Kinnegad, Co Westmeath.

The non-residential plot is less than five miles from Kinnegad and lies between the main N4 Dublin/ Mullingar road and the main N6 Kinnegad/Galway road.

The land is divided into six fields, with access to a natural water supply, and the boundary consists of mature trees and hedging.

Mr Potterton described the land as good-quality fattening ground, which is all under old pasture. It has a guide price of €500,000 prior to auction and has attracted considerable interest among local farmers.

"At that price, it is well within the reach of farmers," said Mr Potterton.

Good frontage onto a secondary road means there is potential for a residence on the farm, subject to planning permission, claimed Mr Potterton.

There are no farm buildings on the property. Further details are available from TE Potterton Real Estate Alliance on 046 9431391.

The second farm included in the bumper auction is an 11.5ac holding located at Rathmuck, Co Kildare.

Laid out in two divisions, the land could be suitable for a residence, subject to planning permission. It is described as good quality, free-draining land and has an AMV of €215,000.

Brophy Farrell Real Estate Alliance are handling this sale and more information is available from them on 045 431327.

Potential buyers at the auction on April 30 will need to have finance in place, with a 10pc deposit being sought on the day.
