Farmer's 332ac Limerick estate in prime locations guided to sell for a cool €3m
The late Eamon Garrett bought good land all over Co Limerick and when he spent a bob in the parish of Kildimo he most certainly struck oil. A total of 332ac of land are now for sale as part of the late farmer's estate with two farms in Kildimo, located eight miles west of Limerick City and two farms in Hospital and Herbertstown in east Limerick.
The property will be sold in lots at auction at the end of April and comes with a guide price of almost €3m.
A farm extending to 158ac located at Kildimo is part of a block of land resembling a peninsula surrounded on three sides by the meandering Maigue River. The holding has 0.5 miles of road frontage onto the N69 immediately west of the Ferry Bridge and 0.5 miles of frontage on to the river. It is divided by a boreen that was once the main road between North Kerry and Limerick city.
This parcel, which delivers a valuable rental income of €8,500 a year thanks to a phone mast erected on the land, is guided by Tom Crosse of GVM at €1.26m or €8,000/ac. The holding includes 110ac of good elevated grazing ground, along with another low lying 40ac suitable for summer grazing.
The high part of the land was home to the remains of a Norman castle up to a number of years ago. A farmyard on the property consists of a silage slab along with a dated cubicle house and additional sheds. Services include ESB and a private water supply.
A parcel of 41ac at Clorane, Kildimo is located on the road between Kildimo and Adare about 10 miles from Limerick city. This property changed hands a decade ago and made €20,000/ac. Mr Crosse expects it to make €10,000/ac when it comes to auction with the other portions.
The farm is described as a good dry piece of ground set out in manageable fields and comes with good road frontage, a water supply and cattle handling facilities. It is expected that local dairy farmers will be keen customers for the 41ac when it comes for sale.
