Farmer's 332ac Limerick estate in prime locations guided to sell for a cool €3m

The late Eamon Garrett bought good land all over Co Limerick and when he spent a bob in the parish of Kildimo he most certainly struck oil. A total of 332ac of land are now for sale as part of the late farmer's estate with two farms in Kildimo, located eight miles west of Limerick City and two farms in Hospital and Herbertstown in east Limerick.

The property will be sold in lots at auction at the end of April and comes with a guide price of almost €3m.

A farm extending to 158ac located at Kildimo is part of a block of land resembling a peninsula surrounded on three sides by the meandering Maigue River. The holding has 0.5 miles of road frontage onto the N69 immediately west of the Ferry Bridge and 0.5 miles of frontage on to the river. It is divided by a boreen that was once the main road between North Kerry and Limerick city.

This parcel, which delivers a valuable rental income of €8,500 a year thanks to a phone mast erected on the land, is guided by Tom Crosse of GVM at €1.26m or €8,000/ac. The holding includes 110ac of good elevated grazing ground, along with another low lying 40ac suitable for summer grazing.

The high part of the land was home to the remains of a Norman castle up to a number of years ago. A farmyard on the property consists of a silage slab along with a dated cubicle house and additional sheds. Services include ESB and a private water supply.


A parcel of 41ac at Clorane, Kildimo is located on the road between Kildimo and Adare about 10 miles from Limerick city. This property changed hands a decade ago and made €20,000/ac. Mr Crosse expects it to make €10,000/ac when it comes to auction with the other portions.

The farm is described as a good dry piece of ground set out in manageable fields and comes with good road frontage, a water supply and cattle handling facilities. It is expected that local dairy farmers will be keen customers for the 41ac when it comes for sale.

Moving to east Limerick, the late Mr Garrett also owned two parcels of ground in Hospital and Herbertsown. They are separated from one another by a parish boundary and a few hundred yards. A 77ac farm at Herbertstown is made up of the best of grazing ground laid out in a number of south-facing fields fronting on to the main Limerick to Mitchelstown road.

The lands are watered and well fenced and come with a cattle crush and pen. This portion of the estate is guided at about €9,000/ac.

The final parcel is a 56ac roadside holding at Ballinamona Hospital with a derelict dwelling, a yard, cattle handling facilities and a phone mast delivering €12,500 per annum in rent. The land is described as good grazing ground laid out in seven fields with plenty of road frontage. The guide for this piece is over €10,000/ac.

All in all Tom Crosse believes this is one of the most significant land sales in Co Limerick in some time: "The sale of these various parcels of ground at the one auction will give us a clear indication as to the price of land east and west of the city of Limerick," he said.

The auction takes place at the Woodlands House Hotel, Adare at 3pm on Wednesday, April 30.
