Strong bidding pushes Kildare farmhouse on 6ac to €305,000
A farmhouse with plenty of character and charm on 6.5ac at Ballyshannon, Thomastown near Kilcullen in Co Kildare sold under the hammer last week making €305,000 - €105,000 above its guide price, writes Jim O'Brien.
The residence, which requires extensive renovation, extends to 1,291 sq ft with an old yard on 6.52ac in two fields all in grass. The accommodation includes four bedrooms, a sitting room, living room, kitchen and bathroom.
The out-offices comprise a number of old sheds and two paddocks with lovely mature hedgerows on the boundaries.
A crowd of around 25 people showed up for the sale and when bidding opened at €150,000, four active purchasers took to the floor.
The place went on the market at €290,000 and following several more bids the hammer eventually dropped at €305,000 and the property sold to a young couple.
Speaking after the auction Clive Kavanagh said that the sale is typical of current market trends.
"It just highlights the fact that there is big demand for holdings with habitable cottages on some land, particularly where there is good accessibility to Dublin," he said.
