One of the biggest farms to come on the market this year is a 370ac holding in Westmeath and Offaly near Moate. The farm, subject of an executor sale, will be offered in lots or as an entire with a guide price of €4,500 to €5,000/ac.

The farm was the property of the late Mary Dillon Duff and is in two locations laid out in three large divisions and a smaller lot.

The first lot includes a two-storey semi-derelict residence on 105ac located at Kilnahinch on the Rosemount Road 1.6km from Moate. Also in Kilnahinch is a 99ac parcel of grassland.

The next substantial parcel is a 135ac lot on the former Dublin Road between Moate and the Co Offaly village of Tubber. This lot includes 32.7ac of forestry with premiums payable over the next 12 months.

The final portion is a 29ac piece cut off from the rest following the development of the nearby M6 motorway.

Dillon Murtagh of selling agents Murtagh Bros, Mullingar, says the farm is in need of a lot of attention but adds, "It has a lot of potential and in many respects is a blank canvas."

The place comes for auction at the Greville Arms Hotel, Mullingar, at 3pm this Friday, July 14.
