Powerful Waterford land set to make €8,000/ac under the hammer
I was half expecting auctioneer Dan Fleming to ring and cancel our planned trip to view a 76ac non-residential Waterford farm at Knockroe, Tallow, Lismore between Fermoy and Lismore. The rain was falling in torrents and I was well on the road when the Blarney auctioneer eventually called.
We decided to continue with our mission agreeing that at this time of the year we could be waiting a long time for a fine day.
The farm is due for auction with a guide price of €600,000 or €8,000/ac.
My journey took me through part of the fertile Blackwater valley and I crossed the great Cork river at Fermoy. Famous for its fishing the watercourse was also notorious for flooding but in recent years much has been done to alleviate the problem.
Nevertheless, I have to admit to being slightly nervous that the flood defences might be strained to their limits such was the downpour last Thursday.
I turned left in the centre of Fermoy and took the N72 to Tallow, stopping after 20km at the turn off for the town. Dan Fleming was hot on my heels and we drove a few hundred yards to where the 76ac farm met the road,
"There it is now," he said, pointing to the land on our right, "It is elevated with fine views over Tallow and plenty of road frontage."
He was right, laid out in about 10 fields the land sweeps down to the road where it has 1.2km of road frontage.
At the centre of the farm is a yard but the passageway leading to it was blocked by the remnants of fallen trees, victims of ex-Hurricane Ophelia. Thankfully someone had removed the heavier branches and it was possible to make my way on foot.
A fine A-roofed shed makes up the yard. The four-column structure has plenty of space for cattle, fodder storage or machinery storage with a concrete apron that could be used for silage.
However, even aside from the trees the access could be improved and while the shedding is somewhat dated it is in good order with plenty of potential.
The land rises with a steep enough gradient to a height that gives great views over Tallow and the surrounding countryside.
It is great ground, firm underfoot and covered by a fine sward of grass.
Divided into a series of large fields with plenty of trees and shelter the holding is entirely south-facing and bounded at the rear by a small forestry plantation.
According to solicitor James Walsh the land was once part of the Lismore Castle estate and owned by the Duke of Devonshire.
It was also home to a local point-to-point. The place certainly has great views and with the required planning permission could be turned into a fine residential property.
The farm will be sold at auction at the Grand Hotel, Fermoy at 3pm on Friday, November 10.
