Meath land exceeds its guide price by €50,000

Kilmore House on 50ac at Kilcock, Co Meath sold under the hammer last week for €725,000 or €14,500/ac and exceeding its guide by €50,000.

Located at Kilmore Cross, the farm is 6km from Summerhill and 13km from Dunboyne. Reached by a short avenue, the place is set among mature trees and overgrown gardens.

It has been unoccupied for two years and while the 1,500sqft, two-storey, four bedroom house is dry and solid, it is in need of extensive refurbishment. Other accommodation includes two reception rooms, a kitchen and a scullery.

The place is unusual in that it was a Land Commission property and rarely did the Land Commission build a two-storey house.

The land is good Meath ground laid out in six fields with road frontage on to two sides and watered by a stream.

Bidding opened when auctioneer Eamon O'Flaherty of Property Partners Brady Maynooth accepted a bid of €500,000. With four bidders in the chase, it quickly moved up in increments of €10,000 and €5,000 until it reached €700,000.

At this point Mr O'Flaherty adjourned to consult with the vendors and the property was put on the market until a further seven bids saw the gavel fall at €725,000 in favour of an agent believed to have been acting on behalf of a local businessman with farming interests.

The underbidder was an ex-pat based in the Middle East as was one of the other underbidders. Property Partners Brady in conjunction with Sean Doyle Property Consultant were happy with the strong price achieved.
