While the auction rooms are getting a little quieter, they were busy over the last number of weeks

A saw a range of properties making good money.

In a headline sale, Coonan Property got a stunning €50,000/ac for an 18ac piece of roadside ground at Batterstown, Co Kildare between Maynooth and Dunboyne.

According to Philip Byrne of Coonans, the holding, with superb road frontage, “took the auction room by storm”.

At the in-person sale, proceedings opened with a bid of €550,000. After four active bidders took to the fray the price rose steadily until the property was placed on the market at €880,000.

The gavel finally fell at €905,000 or €50,000 per acre.

Not too far away Whitestown Stables at Oldtown in Co Dublin sold for €33,000/ac under the hammer of Padraig Sherry of Sherry Fitzgerald Sherry.

The 26ac equestrian farm, 6.6km from Ashbourne and 6km from Oldtown, included a dwelling and a range of outbuildings in need of repair.

At a combined online and in-person auction, the property attracted two bidders when it opened at €410,000. After 43 bids it sold for €860,000.

 

65ac Westmeath farm makes €915,000

A 65ac residential farm in Co Westmeath sold in two lots for a combined figure of €915,000.

The 35ac residential portion at Skeaghmore, Rathconrath made €545,000, while a 30ac outfarm at Painstown, Mullingar sold for €370,000.

The overall price exceeded the guide by almost €200,000 in an online LSL auction conducted by Dillon Murtagh.

 

Record price for Connemara commonage

In the west, a shareholding of commonage extending to 55.5ac in Knockadav, Rosmuc guided at €45,000 sold for €59,000, a record price for commonage land in Connemara.

In the same online auction, Moycullen auctioneer Martin O’Connor also sold a 2.18ac plot of land in Cornamona village for €17,000.

The sale opened with the lots and the house on 0.7ac was bid to €110,000. The remaining 27ac was bid to €350,000. However, the entire won the day when it sold for €625,000 or €22,300/ac.

A 9ac parcel at Cullentra, Longwood sold under Mr Potterton’s gavel the same day and made €210,000 or €23,333/ac
