The sale of dispersed farms can be awkward to organise and conclude, but they are very much favoured by the market as they increase the customer base.

A 135ac holding in six individual parcels at Tara and Cartron near Durrow in Co Offaly will create interest among a range of buyers from farmers to construction companies since parts of the lands have substantial sand and gravel deposits.

Padraic Murtagh of James L Murtagh and joint agents Colliers are guiding the sale at about €1.05m.

Mr Murtagh describes the holding as an interesting mix. “There is a really good portion of the land fit for tillage, about 44ac with sand and gravel deposits, and a sizeable portion of unregistered bog,” he said.

The main part of the holding is made up of a residence and yard on 49ac at Tara, Durrow and guided at €350,000. The old two-bedroom residence and a range of dated sheds and facilities need complete refurbishment.

A 29ac portion of the land is made up of arable ground, currently in pasture and laid out in four fields. Situated off the Tullamore to Clara Road it has plenty of road frontage and little waste but could do with some reseeding.

The remaining 20ac for sale with the residence and yard consists of unregistered lands of scrub or natural forestry.

The second lot is located at Cartron, Durrow and is made up of about 44ac of good-quality free-draining lands in permanent pasture that include an established sand and gravel quarry.

The area is well known for its valuable sand and gravel deposits and the quarry has been in use since the late 1950s. In more recent times it has operated under licence.

A third lot is made up 13ac parcel of good-quality lands, also located at Cartron. Guided at €10,000/ac, the ground is all in permanent pasture in one division with road frontage onto the secondary road and river frontage to the Brosna.

Close by, is a similar piece extending to 12.5ac, also with road and river frontage is guided at €10,000/ac. In permanent pasture with very little waste, it could do with reseeding and hedge control.

The fifth lot is a combination of lots 2, 3 and 4 totalling 69.5ac and guided at €695,000.

A sixth lot at Tara  comprises 16ac of scrubland and natural forestry. The access to this plot has not been established.
