Laois farm hits €19,000/ac after ‘humdinger’ of a sale
In what he described as a ‘humdinger of an auction’ Athy auctioneer Joe McDonnell sold a 19.5ac residential farm under the hammer at €366,000.
It exceeded its guide price by €116,000 and netted a very strong €18,769/ac.
Located just off the N78 at Rahin, Ballylinan in Co Laois the farm is 6km from Athy and 1km from Ballylinan.
It consists of 19.5ac of tillage and grazing land in four fields, with one of the fields in a crop of barley. The residence is a three-bedroom traditional farmhouse in need of complete renovation while the yard is made up of an array of old-style sheds and farming facilities.
The land has plenty of road frontage and the homestead is reached by a distinctive tree lined avenue.
At a packed auction Mr McDonnell got proceedings under way when he accepted a bid of €200,000.
Six interested parties took to the field and in strong early bidding the price rose rapidly zooming past its guide of €250,000. At €330,000 things slowed considerably and in bids of €1,000 the bidding continued at a snail’s pace until the hammer fell at €366,000 and the place was bought by a local buyer.
Mr McDonnell was delighted with the sale saying it showed a strong local demand for a farm of this size suitable for a variety of farming activities.
Abbeyleix Farm For Sale
Meanwhile, many old rockers will be heading to Laois next week for the annual Electric Picnic at the Cosby estate in Stradbally. I made an early trip to Laois recently to visit a 90ac farm at Ballypickas near Abbeyleix.
Auctioneer Joseph Coogan met me at the property and we talked hurling and Kilkenny’s woes as the rain fell in bucketfuls — woes and hurling don’t often share a sentence with Kilkenny. We returned to the task in hand, the sale of 90ac of grazing ground located adjacent to the Ballypickas GAA grounds, about 3km from Abbeyleix and 8km from Timahoe.
The elevated holding is in the main the best of grazing land with tillage potential, in fact the entire holding was once under crops. Laid out in six large fields the farm is all in one block and has extensive road frontage on one side and laneway access on the other. With the appropriate planning permission the property could become a residential holding
Guided at €8,000 to €10,000/ac the farm will be offered in three lots. The first lot is made up of 48.5ac of ground in three fields with extensive road frontage and a water supply. The second lot is made up of 41.5ac also in three fields with laneway access and a water supply. The third lot is made up of the entire 90ac.
The property will be sold at auction at Ballycomey House , Castlecomer at 3pm on Friday, September 8.
