Kilmartin House and farm at Hollystown, Dublin 15 is one of the largest blocks of Dublin tillage land to come on the market in recent years.

The property comes with almost 111ac of arable ground, a residence with a gate lodge and a working yard with staff accommodation, extensive grain storage and drying facilities.

The private treaty sale is guided by Ganley Walters at €2m or over €18,000/ac.

Located near Hollystown, the farm is minutes from the M50 and just off the M2 and M3 motorways. It is 8km from Blanchardstown, 11km from Ashbourne, 11km from Dublin Airport and 25km from the city centre.

The house, which hasn't been lived in for a while, was built in 1981 and extends to 5,155 sq ft. It includes an array of accommodation worthy of a 19th century mansion. .

The gate lodge at the entrance to the property is a bungalow residence with a living room, a kitchen, two bedrooms and a bathroom.

Both properties have been unoccupied for a number of years and could do with some refurbishment but both are structurally sound.

The farmyard is purpose built for an extensive tillage operation and includes a massive array of sheds and extensive concrete yards along with office space for three offices and services such as three-phase electricity.

While the buildings are somewhat dated, Celia Lamb of Ganly Walters says they are in good structural condition.

The facilities include three 12-bay grain stores on concrete floors with a weighbridge.

Also included is a 10-bay machinery shed and three bay workshop. Other equipment and facilities include a drying machine and grain silos.

There is a Vodafone mast in the yard erected in 2012 on a 10-year lease and generating an income of €8,500 per annum.

The land is made up of the best of tillage ground. It is tilled to the ditch in every direction and comes without an inch of waste.

Laid out in one block, it has natural boundaries and generous road frontage on to two roads. There are separate entrances to the house and the yard.

Located in an area of both housing and some industrial development the property should have development potential.

Under the 2011 - 2017 Fingal Development Plan the lands are currently zoned G3 or greenbelt, conservation, amenity, landscape or buffer space. Land adjacent to the farm is zoned residential or R1.

As it stands, Kilmartin is a powerful residential working farm.

While the residence could, be turned into a spacious and elegant private house it also has potential in the tourism/catering sector.

The selling agents are adamant the property will be sold as one lot in its entirety.
