A 63ac dairy farm on the Tipperary/Laois border could form the basis of a standalone dairy operation or make an ideal addition to a farming enterprise. The residential holding with milking infrastructure and an extensive yard is for sale by private treaty with a guide price of €900,000.

Located at Derrygooney, Knock, the farm is 6km from Roscrea and 3km from Borris in Ossory between the old N7 and the M7 motorway.

The estate of the late John Scully, it was farmed by him up to early 2020 as a substantial milking operation.

The farm carried a large herd of cows and the core part of the holding was supplemented with rented land. The main portion of the property is in a 50ac block, paddocked for strip-grazing.

A 15ac block is also laid out for dairying and all the land is serviced by an internal roadway system. The farm is in great heart and regarded as good quality grazing ground.

The yard includes sheds with 130 cubicles on slats and automatic scrapers, along with a double four-column haybarn and slatted feeding units.

Auctioneer Noel Cooney says not a cent needs to be spent on what is a ready-to-go dairy operation. The milking machine is still in place, all the sheds are functional and all any new owner has to do is to stock the farm.

Cottage

The dwelling, described as a modest three-bedroomed cottage, has been unoccupied for more than a year and could do with some attention.

Mr Coonan describes the farm at Derrygooney as a fine agricultural property that will be much sought after locally having been well-minded and well farmed for many years.

“The man who owned the place worked very hard and rented a lot of land as he expanded the herd and the operation. It had a substantial herd of cows. We are guiding the holding at €900,000 and we currently have €725,000 on the table.”

He expects the price to continue to rise over the coming days and weeks and anticipates that it will certainly reach the guide.
