Auctioneer Martin Tyrell was dealing only in superlatives when I spoke to him about a 50ac residential farm at Craughwell in Co Galway, writes Jim O'Brien.

The holding is for sale by private treaty with a guide price of €750,000 and comes with entitlements of €7,100 per annum. Located beside the village of Craughwell, the farm is 35 minutes from Galway and about 15 minutes from Loughrea.

"This is one of the best properties I've had on my books in recent years," said the Tuam auctioneer. "The owner is retiring from farming and leaves the house and lands in tip top condition."

The dwelling is a traditional two-storey farm house with accommodation that includes a sitting room, living room, kitchen and four bedrooms.
