Auctioneer Martin Tyrell was dealing only in superlatives when I spoke to him about a 50ac residential farm at Craughwell in Co Galway, writes Jim O'Brien.

The holding is for sale by private treaty with a guide price of €750,000 and comes with entitlements of €7,100 per annum. Located beside the village of Craughwell, the farm is 35 minutes from Galway and about 15 minutes from Loughrea.

"This is one of the best properties I've had on my books in recent years," said the Tuam auctioneer. "The owner is retiring from farming and leaves the house and lands in tip top condition."

The dwelling is a traditional two-storey farm house with accommodation that includes a sitting room, living room, kitchen and four bedrooms.

It has been modernised in recent years with PVC windows, attic insulation and oil-fired central heating installed.

The yard includes a number of stables, a four-column slatted shed and a loose bedded shed extending to four columns, and a range of cattle handling facilities.

The land is typical of flat east Galway ground and is well fenced and watered and in great heart. The asking price is strong at around €15,000/ac, but Mr Tyrell is confident that there are customers willing to pay this kind of money for the kind of land, residence and facilities on offer here.

"This property is top class, has been maintained in the best of order with a house in impeccable condition and a great range of farm buildings," he said.
