One of the finest farms to come for sale west of the Shannon for some time is a 125ac grass farm with extensive buildings and €17,000 in entitlements near Tulsk in Co Roscommon.

The property will be sold at an executor auction with a guide price of €900,000 or €7,200/ac.

Located at Clooneyquinn, Tulsk, it is described by Roscommon auctioneer John Earley as a highly regarded fattening and finishing farm. With 125ac of prime dual purpose agricultural lands located just off the main Tulsk/Boyle route, the farm lies 3.6 km from Tulsk Village and 6.7km from Elphin.

The place was owned by a great farmer with tremendous foresight who invested heavily in the property over the years.

The yard has an amazing array of sheds extending to about 35,000sqft in which, according to John Earley, "one could turn a bus."

It is laid out in nine bays of slatted sheds with the capacity to accommodate about 200-250 adult cattle when in full operation.

The buildings also include a calving shed with up to 15 individual pens, a cattle crush and pen, slurry pit and silage slabs. While the buildings are in excellent condition, they are somewhat dated and some of the slurry facilities might not quite make modern muster, but there is nevertheless an excellent infrastructure in place.

Adjoining the farmyard is a small cottage residence extending to 650sqft with accommodation that includes a living room-cum-kitchen, a bathroom and two bedrooms.

The land is the finest of ground that rises to a nice elevation around the boundaries and comes to a hollow in the middle. The place is in great heart, is well fenced and well tended to over the years.

Depending on the demand on the day, the auctioneer may decided to sell the farm in lots or as an entire.

Either way, it is bound to attract wide interest from the locality and beyond when it comes to auction at the Central Bar, Roscommon on Friday, June 2 at 3pm.
