Prime 120ac Galway farm up for auction
One of my journeys last week took me to the heart of Galway farming country and a 120ac residential roadside farm at Cooloo near Moylough in the north of the county.
It is a lovely property set on fine undulating land with up to 2,700m of road frontage on to four roads. The holding is for sale by executor auction as an entire or in lots. It is guided by Mullingar auctioneers Murtagh Bros at €850,000 to €900,000 or between €7,000 and €7,500/ac.
The house is set on a height and looks out over some of the land as it sweeps down to the main road and across at another 45ac that climbs to a fine height at the other side of the N63.
A typical rural bungalow, the dwelling has four bedrooms, a kitchen, living room, dining room, entrance hall and bathroom. It is neat and tidy and has double-glazed windows and central heating.
The place was owned by the late Patrick Scarry and has all the signs of being well minded. To the back of the house is a substantial modern garage with a cladded roof that houses the utility and boot-room for the house and acts as a machinery and fuel storage unit.
To one side of the house there is an orchard.
The extensive array of facilities making up the yard includes a five-column round-roofed shed with a five-column lean-to at one side and a more modern five-column lean-to at the other side with slatted pens and feed passages.
The land comprises of great ground that is well fenced with hedgerow and lovely stone walls.
It is also paddocked by electric fences. There is a fine sward of grass on the property, indicating good husbandry over the years.
Dillon Murtagh of selling agents Murtagh Bros Mullingar describes this as a beautiful drystock or suckler holding with plenty of potential as a dairy enterprise.
It will be offered as an entire or in two smaller lots, with the house and yards on 75ac making up one lot, and the 45ac parcel at the far side of the N63 making up the other.
The auction will be held at the Shearwater Hotel, Ballinasloe at 3pm on Friday, May 26.
