Auction season gathers pace nationwide

There is a constant supply of mid-range farms on the market at the moment in all parts of the country.

In Co Meath, Thomas Potterton is handling the sale of a 28.5ac parcel of ground at Cloran, Corcullentry, about 5km from Delvin and Athboy.

Mr Potterton describes the property as a lovely undulating piece of pasture in three fields with frontage on to a minor road and a cul-de-sac.

"It's a super piece of ground, and with the required planning permission would make an excellent site for a residence," the auctioneer said.

"The road frontage is on a grand straight stretch of the road."

As farmland, the parcel is described as the best of ­grazing ground and while let for a number of years it was very well minded by the tenant who has left it in great heart.

Laid out in three fields in permanent pasture, the land is serviced by a mains water supply and fenced with hedgerows that provide plenty of shelter.

With a guide of €8,000 to €10,000/ac, the 28.5ac will be sold at auction at the Property Exchange, Trim at 3pm on Wednesday, April 12.

Navan auction

Not far away at Hanlonstown near Navan, John Harrington is directing the sale of 26.66ac of tillage ground. Currently in stubble, the property has 475m of lane frontage and is ideal for any type of farming. It can be bought as an entire or in lots of 19ac and 7.6ac respectively with a guide price of €350,000 or over €13,000/ac.

John Harrington says the price is reflective of land prices achieved for land in the environs of Navan. "It is within 3km of the town and is divided in two fields so it may well sell in lots," he said.

The property will be sold at auction at the Smith Harrington salerooms, Navan at 3pm on Tuesday, April 25.

Sligo auction

Moving to the north west, a 69ac Sligo farm is coming to auction towards the end of the month with a guide price of €300,000 or €4,350/ac.

Located at Cloonahinshin, Bunninadden, Ballymote the lands are 2.7km from the village of Bunninadden and 5km from Ballymote.

The land is of mixed quality with 34ac made up of good ground, 14ac of average land and 21ac of poorer ground that includes bogland. The farm is in one lot except for a small piece divided from the rest by a local road.

Included in the sale is an old derelict farmhouse and a series of older farm buildings. Auctioneer James Kilcoyne describes the farm as a decent block of land with good access and potential for grazing and forestry.

The farm will be sold at public auction at 3pm at The Coach House Hotel, Ballymote, on Friday, April 21.
