A guide of around €200,000 is being quoted for a modern four-bedroom dormer home that has just come onto the market in west Cork.

Ait Alainn is located at Kildee, Rossmore, eight miles from Clonakilty. The residence is being sold on a 0.75ac site, but it may possibly be bought with a further five acres.

The property is described by local auctioneer Henry O'Leary as a comfortable family home.

The residence extends to 1,700sqft. The house has a beautifully finished kitchen/dining area, living room and two bedrooms on the ground floor, as well as a family bathroom, a utility room and conservatory.

There are two further bedrooms on the first floor, including the master bedroom. The latter has an ensuite bathroom and a walk-in wardrobe.

Mr O'Leary said that as the property had just come onto the market, interest in it was only building.

He said the perception that there was "serious value" to be had in Ireland at present had led to enquiries from Britain.

The house is located in a nice rural setting, Mr O'Leary said.

He added that it had been built on a 0.75ac site that was cut out from a 5.75ac field.

The buyer of the house has the option of buying the rest of the field, which is owned by a neighbouring farmer.

"The land owner said he would talk to the buyer of the house if they were interested in putting the field and site back together again," Mr O'Leary said. He claimed that small parcels of land in the area were making more than €12,000/ac.
