'Exceptional' lots in Kildare set for auction at €700k

Land in the greater Dublin area continues to command a premium and Evan Lonergan of Knight Frank will have this in mind with the sale of what he describes as an "exceptional agricultural land holding" in the heart of Co Kildare.

Located at Courtown Demense, Kilcock, the 54ac farm comes to the market with a guide price of €700,000, or almost €13,000/ac.

The lands are located 1km to the south of Kilcock and 500m to the east of Courtown Stud, with nearby access from Junction 8 of the M4 motorway. Dublin city centre is just 30km away.

The property will be sold in two lots. Lot one comprises 44ac of ground with extensive road frontage onto both the M4 motorway and the Courtown Park local distributor road.

The lands are set out in eight divisions around a small stable yard and are zoned for 'enterprise and employment'.

Lot two comprises 10ac laid out in one division with 400m of road frontage bounded by mature hedgerows. The lands in this lot are zoned 'integrated leisure development'.

According to Mr Lonergan the holding, subject to planning permission in both its lots, is ideally suited for development as a residential property with an associated equine enterprise.

A guide price of €550,000 is being quoted for the 44ac section, with a guide of €150,000 for the 10ac.

The farm will be sold by public auction at 3pm on Wednesday, June 11 at the Glenroyal Hotel, Maynooth, Co Kildare.


Meanwhile, further west and in the heart of the midlands, Peter Scully of GVM Tullamore is handling the sale by public auction of a 26ac farm at Tullybeg, Rahan, about six miles from the town of Tullamore. It comes with a guide price of €10,000/ac.

The 27ac farm is next to the famous Jesuit College in the parish and is currently in tillage. According to Mr Scully, the roadside property is suitable for any farming enterprise and is in the best of heart.

The auction will be held at the Bridge House Hotel, Tullamore at 3pm on Friday, June 20.
