There are some properties that seem to be on the market for some time and it is a wonder to many why they don't sell.

One such holding is a 140ac residential farm at Kinnitty, Co Offaly. Located across the road from the lovely Kinnitty Castle, and at the foot of the Slieve Blooms, the farm is for sale by private treaty at a very competitive €985,000. The 11-bedroom house was run as guest house, providing accommodation for wedding guests from the many nuptial parties held at Kinnitty Castle.

And there is no reason why its tradition in the hospitality trade cannot be revived.

The 11 bedrooms all have ensuite facilities and the various reception rooms are well proportioned.

The land is all in grass and laid out in a number of manageable fields that are well fenced and enjoy good shelter.

The farmyard and the residence are centrally located on the farm and accessed by a roadway that also services the land.

There is a combination of traditional and contemporary farm accommodation including dairy facilities, a lambing shed and cattle shed with central feeding passages.

The yard could certainly do with some upgrading but, as with the entire property, it has a range of possibilities as a working farm with a rural tourism business on the side.
