East Cavan property with an orange twist

A RESIDENTIAL farm in east Cavan which contains an old Orange Order Lodge on its grounds is going to auction with a guide price of over half a million euro.

The 65.5ac farm, at Tullylorcan , between Shercock and Cootehill, has been run as a drystock operation in recent years but it was previously worked as a dairy farm.

"I'd be surprised if the needle did not go over €500,000 for the entire.

"Farm sales in east Cavan over the past few years have realised good prices and I would be amazed if this farm did not achieve over its reserve," auctioneer Peter Murtagh said.

The 66.5ac is a residential farm with the house described as "in need of upgrading" but could make a comfortable home.

The property will be offered for sale as an entire 65.5ac residential farm or in up to four lots - one of the lots includes the old Orange Lodge and a 2.66ac lot which contains an old lakeshore building.

An adjacent holding of 13.6ac at Pottle will also come under the hammer as part of the same executor sale.

It's been many a year since the Orange Lodge witnessed any marching, with Mr Murtagh describing it as in need of "considerable upgrading".

But Mr Murtagh sees it as a possible "fishing bolt hole" for someone interested in casting the rods in the Drumlin county.

He said the second unused building on 2.66ac would make an ideal site which could be upgraded into a lakeside residence.

The reserve prices on the Orange Lodge and the lakeside dwelling are €10,000 each.

The main farm has 40ac of prime pastureland and 17ac of what Mr Murtagh describe as "typical lakeside land".

This part of the property also contains "the star of the out buildings" - a large newly built four-bay slatted shed with calving areas.

The entire property carries a basic farm payment entitlement of €5,666 which will be proportionately divided in the event of two or more successful bidders.

The executor's sale takes place at the Murtagh's sales room in Balieborough on September 9 at 3pm.

Murtagh's will also hold an auction the following week on September 16 at 3pm for what he describes as "a neat wee holding in a peaceful situation at the end of a cul de sac" at Lisnalskey around 3km from Bailieborough

The 25ac residential holding may be of interest to someone with an equine interest, according to the auctioneer who has placed an €250,000 guide price for the holding.
