Early out of the traps in the west for 2014 is a 27.5ac lakeside farm divided by the Roscommon/Sligo border, six miles from Boyle in the townlands of Cuppinagh, Co Sligo and Ardmore, Co Roscommon.

It is also close to the very scenic Lough Gara.

Ballaghadereen auctioneer, James Kilcoyne is selling the farm in one to three lots with a guide of €10,000/ac for the better land and between €5,000 and €6,000 for poorer ground.

A parcel of 14.3ac with frontage on to the lake is largely made up of top quality lands set out in one block.

According to Mr Kilcoyne this has the potential to make an ideal site for a rural residence.

Adjacent to this parcel is a piece extending to 5.3ac that comes with a cattle pen and crush and good road access.

The third lot of 8ac is described as good ground and is located at Ardmore on the Roscommon side of the border.

This parcel also comes with cattle handling facilities.
