A 42ac parcel of land with development potential, on an elevated site near Killeshin, outside Carlow, is to be auctioned later this month with a guide price of €230,000.

According to Margaret Murphy, of Carlow selling agents Sothern Real Estate Alliance, the guide price is €5,000/ac and the overall guide includes a premium of €20,000 to take account of the development potential.

Located at Clongrennan, Cloydagh, straddling the Laois/Carlow border, the property is around five miles to the west of Carlow town.

The land, which is of mixed quality, contains a derelict dwelling and will be sold in six lots.

The lots vary in size from 1.5ac to to 20ac. The derelict house comes with a 5ac of ground.

With an average guide of less than €5,500/ac for the smaller of the lots, there will surely be buyers when the property comes for auction at the Seven Oaks Hotel, Carlow, at 3.30pm on Friday, September 30.
