Compact piece of Eden' comes with a €950k tag

A substantial 86ac residential farm with extensive cattle accommodation at Carbury on the Offaly and Kildare border is coming on the market in June with a guide price of €950,000 or just over€11,000/ac.

The property is located in the townland of Kishavanna approximately 1km from Edenderry on a local road which services the surrounding hinterland. Edenderry Golf Club adjoins the property.

The residence is a solid 1600sq ft bungalow that was extended in the 1990s and is in good condition. The house is set back from the road and approached via a private recessed entrance.

The accommodation includes a kitchen, dining room, living room, bathroom and four bedrooms, one of which is en-suite. The property has oil-fired central heating and single-glazed windows and is set in landscaped gardens serviced by a shed.

An internal roadway serves a section of the farm and the upper end of the land is all good quality, having been very well managed and maintained.

Clive Kavanagh of Jordan selling agents describes the farm as a fine, compact holding with plenty of potential. "It's a well managed and well laid out place that is currently farmed for drystock and sucklers. I think it is best as a grass farm," he said.

The holding is being sold by the owner, who lives in the UK.

The entire farm will be sold by public auction on Tuesday, June 17 at 3pm at the Keadeen Hotel, Newbridge, Co Kildare.
