One of the best-equipped small stud farms to come on the market in a while is to be sold by private treaty. The 39ac Knightfield Stud in Kildare comes with an equestrian centre, an indoor arena, a stable yard, staff accommodation and an outdoor arena. It can be sold in lots or as an entire with a guide price of €1.25m.

Located in Co Kildare 3km from Straffan, 6km from Maynooth and 20km from Dublin the place has the potential for development as a residential property thanks to the presence of staff accommodation and a derelict cottage.

Philip Byrne of selling agents REA Coonan describes Knightfield as 'an absolute state of the art equine facility.'

The property includes a courtyard of 28 stables, an all-weather arena, tack rooms, offices, toilets and treatment areas.

The indoor arena measuring 60m x 45m includes a viewing area and a conference centre. There are three staff apartments as part of the facility, a four-bedroom unit and a pair of two-bedroom apartments.

The outdoor, all-weather arena measures 75m x 30m and is maintained to the highest of standards.

The land is top quality Kildare ground laid out in seven paddocks that are stud-railed and watered.

The buildings are in top class condition and ready to be used. According to Philip Byrne the place would make an ideal location for eventing, dressage, show jumping or horse breeding.

Knightfield has a strong track record in the equestrian world and was once the home of 'Guidam Preference' a stallion that sired many top international show jumpers.

"His progeny are widely found representing top international sides inshow-jumping events all around the world and [he] was recognised by many to be Ireland's top show-jumping stallion while he was based in Ireland," Mr Byrne points out.

The holding is in on the private treaty market and can be bought as an entire or in lots. The first lot is comprised of the derelict cottage on 7ac with 7 boxes, the second lot is made up of the equestrian centre, stable-yard and the outdoor arena on 32ac while the final lot is the entire on 39ac.
