Cloyne in east Cork is renowned as the home of hurling legend Christy Ring. The locality is also home to some of the best tillage and dairy land in the country.

An executor sale of a 140ac seaside farm in two lots, located three miles from Cloyne village and six miles from Midleton, will draw strong interest from near and far when it is put to auction at the end of February.

The property comes with an overall guide price of €1.4m or €10,000/ac

The two lots include an 87ac residential holding at Ballycroneen Upper, while the second lot, a 53ac parcel with no buildings or services, is located 180m away at Ballywilliam, Churchtown South.

Both parcels have magnificent sea views, while the 87ac portion has direct access to Ballybrannigan Beach and substantial road frontage.

The farm is described by Midleton auctioneer Adrianna Hegarty, of Hegarty Properties, as prime land in a good farming area.

"It is rare for coastal land in this area to come on the market, it is generally passed on from one generation to the next. In this case the late Mr John McCarthy had no living relatives in Ireland so the land is for sale.

"I live close by and if I won the Lotto I'd buy this place. It is a gorgeous property," she said.

The 87ac roadside holding includes a three-bedroom bungalow, farmyard and farm buildings.

Accommodation in the dwelling house includes a kitchen/dining area, utility room, sitting room, living room, three bedrooms and a bathroom. The farmyard, which is located in a central position on the farm and accessed by a laneway, includes hay barns, cattle sheds, stone sheds, a silage pit and a derelict stone cottage and some other old stone buildings.

All in one block and divided into 15 fields with 274m of road frontage, the lands are on an elevated site and command magnificent views over Ballybrannigan Beach and surrounding countryside.

A stream running through the land provides a natural water supply and services include electricity.

The 53ac parcel located at Ballywilliam, Churchtown South is laid out in three interlinked blocks of good quality tillage and grazing ground.

There is substantial road frontage with the property, which also bounds the sea and has excellent sea views.

Part of the land is accessed by a right of way and it comes without entitlements or services.

The property will be sold at auction at the Midleton Park Hotel on Wednesday, February 26 at 3.30pm. Cronin Wall Properties Ltd, Midleton are joint agents in the sale.
