Cloncoose holding potential

Pieces of land near towns and villages are still attractive to a range of customers, some are sought as additions to existing farms while others are bought as long-term investments.

A 53ac holding located at Cloncoose, a mile from Longford town and just off the N4 at the Ballinalee roundabout, is generating a lot of local interest and among potential buyers from the neighbouring counties of Roscommon and Leitrim.

The property will be auctioned and has a guide price of €5,000-6,000/ac.

Described by auctioneer James Quinn as having great potential, the holding is laid out in one block and in a number of divisions.

The ground could do with some attention and would need to be ploughed and reseeded.

A certain amount of reclamation work would be necessary to bring the farm back to its glory days.

"It has the potential to be a great little farm with ready access to water and to ESB," said Mr Quinn.

While there is limited access to the road, nevertheless, there could still be development potential on the property

The farm will be offered for sale at auction at the Longford Arms Hotel, Longford, at 3pm on Friday.
