A prime block of non-residential tillage land has come to the market at Newtown near the village of Fenagh, Bagenalstown, Co Carlow.

For sale by private treaty, the 35.2ac field is locally renowned as the best of tillage land and is currently in winter wheat.

Auctioneer Edmond Kearney, of Thomas and Edmond Kearney, Bagenalstown, is guiding the sale at €11,000/ac.

According to Mr Kearney, not a cent will need to be spent on improving the land.

"It is exactly what any farmer would want; all in one block without a wet corner in it," he said. "I remember when it was a farm in four or five fields but the current owner did Trojan work bringing it to its present condition; it is now one, open fertile piece of ground that you could spray with an aeroplane."

The land which has been tilled for the past 10 or 12 years is adjacent to a country road and enjoys 1.6km of road frontage. It has a water supply from the mains water system and a well-fenced boundary.

Mr Kearney says there is huge interest in the property.

"I have walked it with quite a few customers and they are all most certainly impressed with the quality of the ground," he said.
